We will discuss your project requirements, ideas, budget and timescale with you in order to make sure we understand your brief. Following this, we will visit your property or site to undertake a survey, whether measured or visual. This is also a great opportunity to discuss our ideas with you in more detail before beginning our design and drawings.

The earliest stages of a project require a holistic approach, combining business planning, spatial analysis, and planning policy, as well as the creativity that reveals unexpected opportunities. We will prepare design options and ideas based on your brief. The proposals will include layout plans and precedent images to help present design ideas. We will meet with you to discuss the design proposals and make any further amendments to the design following design review.

We provide advice on all aspects of planning, from site and project feasibility to listed building consents. Once the schematic design has been agreed, we shall develop the drawings into a full set of planning drawings and apply to the Council for Planning Approval/Permitted Development. If your building is listed or in a Conservation Area, then we will also apply for listed building consent and apply for pre-application advice where required. We have a high success rate in planning due to our considered design approach and detailed planning applications.

We provide detailed drawings and documents for design and build projects, and self-build projects. After approvals are granted the technical details of the project are worked out and required consultants, such as structural engineers are appointed. We will advise on the appointment of a Party Wall Surveyor if required and provide the relevant information to serve notices to neighbours. We simultaneously provide information to the Local Authority/ Approved Inspector for Building Regulations Approval.

During this process we hold regular workshops with you so that we can develop the designs together. We prepare packages of information including drawings, schedules and specifications, which allow a contractor to price the works as accurately as possible. Our services also include detailed interior drawings and plans such as precise kitchen and bathroom designs, and bespoke interior architectural details. At this stage, we can work with you to suggest products and manufacturers and collate all the products into a schedule for the contractor/builder.

We will suggest recommended contractors that are suitable for your project and invite chosen contractors to tender for the work. Once tenders have been received we will report to you and assist in selecting the best value contractor for your project. We will give our advice and guidance on the most suitable form of contract for your project, as well as completing the paperwork on your behalf to be signed by you and your contractor. A well-written building contract is essential to give you peace of mind during the construction.

We offer full contract administration services for construction, overseeing works on site, and also assist with project completion and handover. We manage the contract throughout the building process, organising payments and overseeing the programme and site works. This involves regular site visits and inspections of the work to ensure that it is as per the specification and contract documentation. Our team will also be on hand to deal with any day-to-day issues that arise on the site.

We will carry out a detailed inspection, drawing the contractor’s attention to any issues that are not in accordance with the contract. We will ensure these issues are addressed before certifying Practical Completion. After Practical Completion and you have taken occupation of your new building, our team will remain on hand to rectify any defects arising within an agreed time frame – usually around 3 months. We will also carry out further inspections to ensure all aspects are completed to a high standard.
